Metro Atlanta housing market sees comeback

Houses are selling again, and that's good news for many people. In fact, there aren't enough houses on the market for the number of buyers out there looking. Realtors are starting to see what is called a "seller's market."

After years of doom and gloom, the housing market seems to be making a comeback.  But, to put it in perspective, while there is a good chance you can sell your house now, it won't be at the bigger than life prices that we got accustomed to a few years ago. If you price your house right, realtors say you can sell.

Sara Wiles is a first-time home buyer. She has the down payment and her credit is fine, but she's having a really hard time finding a house.  

"[We] can't even see a place. Can't, you know, the second we find a place it's off the market. Somebody has bought it. It's under contract. It's frustrating," said Wiles.

Her realtor, Ashley Derrick of Keller Knapp Realty, says if your house didn't lose too much value and you want to move, do it.   

"There is not a lot for sale and that's the kicker. As a realtor, we have a lot of people starting to look now. We have a ton of buyers out there. There's not a lot of inventory," said Derrick.

If you're a house hunter, it's competitive market. Wiles no longer waits for the "For Sale" sign -- she starts calling when "Coming Soon" lands in the yard.  

"You get a listing by one o'clock and you have people there by two o'clock looking at it," said realtor Mary Ann Fuller.

Fuller says it's the same great news outside the Perimeter. She says low interest rates and the recovering economy have families, who have put off moving, thinking again about buying.  
 
"I had a house in Stone Mountain, [a] nice, two-story brick, executive-style home. Listed it on a Wednesday afternoon, up on FMLS to list it, and by Friday afternoon, we were under contract," said Fuller   

According to local realtors, metro Atlanta homes prices in some areas are up 10 percent from last year.  It's great news, but sellers shouldn't expect money making miracles.

"A lot of homes are getting multiple offers which means for realtors that the house is priced correctly, they're not inflated too much. They are at the price point they should be in," said Derrick.

"Sell. Sell it. If you can afford to sell it and you're not going to take a big hit on your home, sell it and sell it to me, please. Sell it to me," said Wiles.

If you're interested in buying a home, you should know that mortgage lenders are not has loose with money as they were back before 2008. You need good credit, and you need to show that you have been employed solidly for a while.
